Home Staging

After living in a house and doing all the things we do to make it ours, sometimes we need an objective professional to come in and help us turn a beloved home into a product- a house for sale.  Home Staging prepares a house for sale by creating a space that has broad appeal so that a potential buyer can more easily imagine the house as their future home.

Staged homes appeal to potential home buyers because clutter-free settings give viewers a pleasing first impression and present target audiences with the best living spaces possible that they can picture themselves moving into.

Over 95%of ASP Staged Houses sell within 30 days or less, and sell for 5-10% more than their unStaged competition.

Here’s how it works

I go through your home and take some notes in order to formulate a plan for your house. When I return, I will do a hands-on Staging. This can include color advice, de-cluttering, de-personalizing, furniture re-arranging and/or removal,  and much more.

When we are finished implementing my recommendations, whether I do the work or you do, your house will have earned a Staged Home designation, and we can put it onto StagedHomes.com, a site that millions of people look at every month.

FAQ about Staging:

What is Home Staging, anyway?
-Home Staging prepares a house for sale by creating as neutral a space as possible. Home Staging is NOT decorating- really, the opposite! Staging makes your house look bigger, brighter, cleaner, warmer, and, best of all, it makes home buyers want to buy it.

I’ve seen those shows about Home Staging. It seems like they are awfully mean!
-Those shows are hilarious, but they are mean! That is definitely not the way professional Stagers work. I will always treat you and your home with respect.

If you tell me to put away my pictures/art/collections, if feels like you are judging me.

-One of the first things we learn in Staging is the mantra, “The way you live in your home is different from the way we market and sell your house!”. Your home is a reflection of you- your passions, your family, your life. And it’s wonderful! When we sell a house, though, we want to make it attractive to all kinds of different people, so Staging helps show off the house, not you.

So if I clean my house, put away some stuff, and put fresh flowers on the table, what do I need you for?
-Those things all help, for sure. But after you have made a house a home, it can be very difficult to look at that house with a fresh, unbiased eye. A professional Stager has a very specific set of criteria and standards that will help your house appeal to the largest number of people possible.

Staging sounds great, but isn’t it awfully expensive?
-No! Staged homes, on average, sell more quickly and for more money than unStaged homes, the cost of Home Staging is always less than a price reduction, and the cost of the service is comparable or less than many other professionals you will be dealing with during the selling of your house.

When is the best time to Stage a house?

-Ideally, Staging should be done before your house goes on the market- you only get one chance to make that first impression! But we have seen many examples of a house lingering on the market, and when the seller finally, in desperation, hires a Stager, the house sells like that. The earlier in the selling process, the better, but Staging will always improve a house’s chances of selling, no matter when it’s done.
